How it

Works

Buying a Fractional Home Unit (FHU) gives individual property investors a platform for shared ownership of real estate assets.

Maximum Participation per Apartment:

  • Ten (10) to Twenty (20) fractional home units Per Apartment I Housing Unit
  • Yield is derived from annual operation/lease revenue and capital gains at the end of the fourth year.

Property Asset Type:

  • The capital gain calculation is based on the apartment’s projected property appreciation within four years
  • Property Asset Type:
    All properties on offer are built I under construction with clear commercial appeal

Title Status

  • All properties have a verified Certificate of Occupancy or Registered Governor’s Consent in the name of the Developer
  • Upon subscription, title to all subscribed units are transferred to Stow Core Limited and held by a Trustee as security against default

First Refusal Purchase Option:

  • FHU investors have an automatic right of first refusal to buy out other investors outrightly in the fortieth (40th) month.
  • This right is exercisable and only the best bid can take outright possession of the property

At maturity, your equity investment will be capitalized and returned to you along with the pre-stated capital gain not later than the last working day of the maturity date from your date of investment.

Fractional Home Unit (FHU) refers to the investment
rights over one unit of apartment collectively shared
by a pool of people

All investment subscription once paid are completed
and contract issued within 72 working hours (3 days)

The Fractional Investment Terms and Condition is
contained in the Fractional Investment Agreement.

Annualised 2 year return on investment is payable
up front at the start of investment. For the 4 year
investment plan, annual return of 10% on investment is
paid on the last working day of the 12th month.

You can invest in multiple FHU but only 10% of value
is tied to property value.

Yes, you can. However, each property is limited to a
maximum of Ten (10) fractional home units.

Yes, All investors have the first refusal option to buy the
property outright at the prevailing market valuation less
an automatic 20% rebate.

Yes, at maturity of tenure, You will receive a total of your
equity investment plus computed capital gains which was
pre-notified in the fractional investment agreement at the
end of the investment plan..

All subscribers are to submit a means of identification
along with Proof of Address and a passport photograph.

The equity investment set at 10% is the investor stake
in the fractional home.E.g, A Ten (10%) equity in Heron’s
Beak Apartment priced at N45M would amount to an
equity investment of N4.5M Naira per FHU.

Currently, our fractional investment plan applies to newly
built and furnished Two (2) and Three (3) bedroom
apartments located at Heron’s Beak, Ocean Bay Estate,
besides the water works. We also have our 3 Bed
apartment, located off CIS Road, Lekki Phase 1.

Capital appreciation is the rise in value of a property
investment. It is the difference between the purchase
price and the selling price of a property. Capital gain
per apartment is based on appreciated property value.

The investment period is between two (2) – four (4)
years with no option for renewal.
